That’s awesome man. I’ve done that with my 4 oldest kids so far and the properties have all gained enough money to put them through colleges, go on missions, have a nice wedding, and help with a down payment on a home for them without me needing to save the money. The real estate created the money.

The information is not true. We pay heavy federal taxes and sales taxes here in Texas not to mention property taxes. It's all a theft game.

Yet, basically everything you purchase is heavily taxed! It is better to know what you need to pay up front and not worry about needing a new washer and dryer, clothes for you and the kids, replace the damaged skirting on the mobile home, new shoes, getting the leaking roof replaced, etc., etc. Plus you still pay Federal tax!!! 😮

Yes you do pay mortgage, taxes, etc. You just do it with the proceeds (rent) from the property itself! That's like saying, "Acme Corporation pays all my living expenses" when you're using your proceeds (paycheck) to pay for that stuff.

From a secular standpoint, I think RK and Dave Ramsey agree that debt used for a liability is bad. The difference I think is Ramsey stops with that view while RK goes on to the view of debt to buy assets. From a religious standpoint, I see no sin in debt in the Bible. There’s a fair number of passages on debt/lending, but I think they’re best understood to fall into one of two categories. First, as a debtor, don’t go into debt you can’t afford or so you can buy worthless material things, especially those intended to replace God or to demonstrate pride of wealth. Second, as a lender, don’t lend money to someone you know can’t pay back or otherwise use it to take advantage of a person. As long as you borrow for proper purposes and can afford to pay it back, there’s no sin to debt. And no sun to lending as long as you do so with proper diligence someone can pay it back and are not unfair in collection or take advantage of someone with the loan.
Good insights @ericn222! I've found that the bible says the borrower is slave to the lender. That seems like it is a warning, not a sin. Plus the warning shows you the repercussions of your actions of borrowing and not paying back. One other is, like you said, we should not get in debts that we cannot pay back. Let your yes be yes and your no be no.

Very likely you, and many like you, are looking to recuperate your investments short term, instead of long term; which is why many people within the last 3-4 years have been buying properties, getting in touch with a property management company, and raising the rent enough to pay your own bills without having to get a job. It’s actually horrible and many states without a cap increase (like Cali has a 5-10% increase) Tennessee doesn’t have a cap; so you can adjust the rent from 2023 to 2024 over 30% just to be greedy.

Sure and thank you for listening! Totally, I have a lot of suggestions. 1. create a goal to get your first property 2. Give it a time frame 3. Start doing the things needed to achieve your goal 5. Put in lots of offers on properties to get one 6. Make sure you do it right and make passive income If these don't get you there, you need to join my coaching. The main thing you need is accountability, a community around you, and coaches to help get past every hurdle. Did you see our coaching?
